An Appraisal Report

 

                                            A professional appraisal  
                report should include:

  1.  A cover document stating the purpose or type of value (for example: replacement cost, fair market price) and the assigned use for the report (insurance purpose, charitable donation, etc.).

  2.  Name of the owner and location of the property.

  3. The methodology and resources used, including type of markets and analysis.

  4. Dates of inspection, report and effective value.

  5. A precise and complete descripion of the property, making it identifiable even without photographs, but they should be included whenever possible.

  6. The appraiser's disclaimer stating having no financial interest in the
    reported property.

  7. The name, address, qualifiacations and signature of the appraiser.
